Buying a home is one of the most long-term, one-time investments. In Tirana, property prices close to the center are unaffordable for many Albanian families, who are choosing the suburbs and areas outside Tirana as their main alternative for housing.
The real estate agents, Oksana Genkina and Anxhela Musaj, invited to the show '7pa5', have shown which are the cheapest areas at the moment.
Are there cheaper neighborhoods in Tirana?
Genkina: It's not uniform. Tirana has expanded a lot, Astiri is no longer what it was a few years ago. The Fresco and Combine areas are cheaper. Prices start from 300 euros 1+1. This is a cheap value for the current market.
Musaj: The most economical areas are the peripheral ones, Kamza, Ali Demi, but not in the new complexes that have been built. Astiri used to be one of the areas that was coveted for its cheap price, but today it is very difficult to find an apartment for 300 euros.
Why did rental prices increase?
Musaj: We have noticed a high increase in requests and customers coming from small towns to work and live in Tirana. Demands have increased. An apartment worth 700 euros is very normal for a foreigner. An Albanian who comes from the districts decides to live with someone to give himself more opportunities. Seeing that the demands are always increasing, the owners have decided to increase the prices, as long as there is no decrease in demand, there is no decrease in prices either.
Genkina: Today, housing conditions are even better. The buildings are newer, the quality is better, they are not the problems they used to be.
Are we dealing with unaffordable prices?
Genkina: There are extremes, both for values and for rent. I suggest to a couple, for example, to take out a loan for an apartment, rather than paying rent. When a couple rents an apartment it is more or less the same value as the loan installment. But in the end the property remains.
