Rents double, the strongest growth on the coast and in Tirana

House rents have increased significantly over the past five years, an analysis by the Bank of Albania has revealed.

The survey has studied over 34,000 listed homes and observed the average price movements in different geographic areas in the country.

Thus, in the capital, the increase from five years ago is an average of 30%, in the coastal areas by 56%, while in the central areas of the country by 32%.

Based on a house with an area of ​​85 m2, the study notes that the average price to rent in the capital is 57,375 Lek until the end of 2022, while on the coast it is about 40,000 Lek and 38,000 Lek in the central areas of country.

In five years, the coast has experienced the highest increase in rents, surpassing the central areas of the country. On the other hand, the rent gap in the capital with the coast has narrowed, while it increases with the central areas. Thus, living for rent in a non-coastal city, away from the capital, becomes increasingly cheaper.

According to the study, the rental market in real estate has had its own fluctuations, while at the end of 2019 and during the pandemic there was a stagnation of prices due to the crisis, while in the last two years the growth has been almost unstoppable with around 13% per year in Tirana and 24% per year for the coast.

Also, the increase in inflation and the cost of living in the country, according to the study, has slowed down the immediate increase in prices in the capital and has created frequent fluctuations in them starting from the second quarter of 2022./TCH
