
The sale of apartments for the Durrës Yacht Marina project is still up in the air. The company "Eagle Hills Real Estate Development" announced that on June 16 sales for the fourth building with apartments will officially begin.
The new building for which sales will open on Friday (June 16) is 7-storey with a view of the sea and 20 meters from the seashore, while the permit for the construction of the building is expected to be obtained in September according to real estate agents.
This is the fourth building for which the sale of apartments is officially opened. According to the agents of the sales office, the purchases for all the apartments of the 3 buildings have been booked so far, while the construction permit for them is expected to be received within this month.
"Monitor" inquired at the sales office of the "Eagle Hills Real Estate Development" company, where it was said that the minimum price for apartments with an area of 70 m2 is expected to start from 120,000 euros (about 1,715 euros per square meter) located on the first floor. first and second floors of the building, but not with a view of the sea and the maximum price in total for apartments with the same living area will be 180,000 euros (about 2,570 euros per square meter) with a view of the sea or the pool .
For the apartments sold in the first 3 buildings, 80% of the buyers are local, while 20% are foreigners. The sales office underlined that the apartment prices for the first 22 buildings, expected to be filled entirely by local demand, will be lower than other projects where they are expected to be made available to foreigners at higher prices.
Although the properties in the new project "Durrës Yacht & Marina" which is expected to be developed, are being sold in the air, this has not prevented the investors from increasing the prices of the apartments compared to the apartments of the third building or to those published by the business plans.
According to the previous communication with the sales office, the prices of the apartments for the third 9-storey building started from 1,650 to 2,800 euros per square meter. The minimum price has increased by 4%, while in relation to the prices published earlier by the business plans, the increase for the minimum value is 14%.
The same payment scheme follows for the total value of the apartment, 40% of the amount is paid before the construction permit is issued
The payment scheme for buyers who book apartments, whose works have not yet started, continues to remain the same referring to the "Interest Reservation Agreement" contract that was given to interested parties on December 8, 2022, when the company "Eagle Hills Real Estate "Development" officially opened the sale of apartments for Durrës Yacht Marina.
From the communications with the sales office near the "Arena Center", it was underlined that for the reservation every buyer must pay the fee of 1,200 euros. The fee paid is not refundable, but is calculated to the buyer in the last payment installment.
Payments for the total value of the apartment will be settled through 7 installments. 3 of these installments or 40% of the value of the apartment will be paid before obtaining the building permit divided into 20% of the purchase price to be paid within 5 days of signing the Preliminary Sales Agreement; 10% of the purchase price to be paid no later than 3 months from the date of the construction permit and 10% of the purchase price to be paid no later than 6 months from the date of the construction permit.
Specifically, for the construction of the fourth building, the construction permit is expected to be obtained in September, which according to the sales office, the interested buyer must complete the 3 installments of the value of the apartment provided in the contract.
Meanwhile, for the completed sales of the other 3 buildings, it is expected that the construction permit will be granted within this month, according to the company.
