From Kitzbühel to Mallorca: banker Ali Ansari owns houses and land worth around 400 million euros. According to reports, however, these assets could belong to the new leader of Iran. An investigation is following the trail of this network.
Since his appointment as Iran's new supreme leader on March 8, Mojtaba Khamenei has not been seen in public. Photos from previous years show a man with a graying beard and glasses, usually dressed in simple brown clothes. Like his late father, Ali Khamenei, he seems to seek to project the image of a modest cleric, untouched by Western luxury. However, Mojtaba Khamenei is reportedly extremely wealthy.
As Bloomberg reported in January, the new leader has built a vast real estate empire outside Iran over the years. This includes luxury hotels in Austria and Germany, villas in Spain and properties in the most expensive addresses in London. According to research by the Financial Times, their total value could reach around 400 million euros.
Khamenei's name does not appear directly in the relevant records. Instead, according to Bloomberg, all the clues point to a person considered close to him and suspected of acting as his representative: Ali Ansari. The question is: who is this man who allegedly manages a multi-million euro empire for Khamenei?
Villa on "Billionaires' Road"
On October 30, 2025, the British government announced that it had imposed sanctions on a “corrupt Iranian banker and businessman”: Ali Aliakbar Ansari. British authorities accuse him of providing financial support to the Iranian Revolutionary Guard Corps. He was banned from entering the country and his assets were frozen. No further details were given about his activities or assets.
However, a look at British business records shows that Ansari owns at least a dozen properties in London alone. These properties belong to Birch Ventures Limited, a company registered in the Isle of Man and owned by Ansari. Ten of the buildings and one plot of land are located along Bishops Avenue in Hampstead, a street known as “Billionaires’ Row.” It is not clear whether these houses are inhabited; satellite images show that one of them has a collapsed roof.

Për publikun dihet pak për Ali Ansarin. Listat britanike të sanksioneve tregojnë se 58-vjeçari zotëron katër pasaporta: dy iraniane, një nga Qipro dhe një nga Saint Kitts dhe Nevis në Karaibe. Këto pasaporta mund t’i kenë mundësuar hapjen e llogarive bankare dhe krijimin e kompanive, duke fshehur lidhjet e tij me Iranin.
Përmes avokatit të tij, Ansari ka mohuar vazhdimisht çdo akuzë, duke deklaruar se nuk ka lidhje as me Gardën Revolucionare dhe as me Mojtaba Khamenein. It is well known that the profits from these structures do not benefit the Iranian public. It is likely that Ali Khamenei's circle has also benefited. Some analyses suggest that the assets abroad could serve as a financial reserve in case the Khamenei family is forced to leave Iran. On the other hand, these properties also represent safe investments.
Complex ownership structures
Ansari's portfolio is built through complex structures. Some properties, such as two Hilton hotels in Frankfurt or the luxury Steigenberger hotel in Mallorca, are in the name of another Iranian, Moris Mashali, who has described himself as Ansari's lawyer and advisor.
Another case is the Schloss Hotel in Kitzbühel. It is partly owned by an Italian company, Panarea Investimento SRL, which is controlled by the German company German ETD GmbH, owned by Ansari. In 2023, Panarea was expelled by shareholders to prevent an attempt by Ansari to take control, according to the newspaper Der Standard. The case is currently being heard by the Higher Court in Vienna.
Recent reports have also brought consequences for businesses related to it: the Booking.com platform has removed some of these hotels from its list.
The current location of Mojtaba Khamenei remains unknown, while there is no information about the whereabouts of Ali Ansari. /Adapted from NZZ /
