The "strategic investor", as a destroyer of the country's tourist

They occupy coveted territories on the coast, turning them into residential residences for the wealthy class. While the coast is public property and should only serve for the development of tourism...

Strategic investors, beyond the fact of who they are (ministers, deputies, and traffickers), are actually also the gravediggers of the interests of the national economy on the coast.

This is what is said in the government's decision to declare the company of Pëllumb Gjoka, now in prison, on the coast of Velipoja, a strategic investor.

"The project foresees the realization of a tourist complex, which includes 1 (one) hotel near the main promenade, 1 (one) hotel with European standards with 5 stars, as well as a mixture of residential components including villas and apartments of different typologies , which will have two blocks in the form of two one-way circular rings, serving residential buildings."

While in the government's decision to announce another company in General Beach as a strategic investor, it is stated:

"The accommodation structure will have about 250 units (including hotel villas, studios, apartments, hotel), 170 hotel rooms and suites and more than 700 parking spaces, 150 terrace houses and 5 green parks."

It is clearly seen that the permits are for hotels, villas and apartments. The latter are for sale and are obviously bought by the wealthiest strata of society.

The "strategic investor" was invented to inspire the development of tourism, at least that's how it was justified. But apart from hotels, companies that gain this status are building villas and apartments for sale.

This may seem normal, but there are two big problems:

Strategic investors get the land for free from the state. They benefit from the construction of infrastructure, roads, water supply, sewerage, electricity network, etc., as well as other fiscal facilities.

Above all, they occupy coveted territories on the coast, turning them into residential residences for the wealthy class. While the coast is public property and should serve only for the development of tourism.

Many tourist areas were destroyed. They were filled with villas, through the DP government's infamous project of "tourist villages". There are no tourists or tourism there now, but rich people, ministers and deputies, honest and corrupt entrepreneurs, traffickers and thieves of property and public money simply live in their paradise.

Socialists blocked the construction of tourist villages, because the coast should only be at the service of the national economy and not at the service of the 5% of people who own the national economy. But again this was just a disguise, after the invention of the "strategic investor", who again builds a hotel on the land he gets for free, and with it hundreds of villas and apartments that do not produce anything for the national economy are added to the life of luxury.

If there is one useful thing that should be done in this country, it is the repeal of this law, or at least the amendment and prohibition of the use of the coast for residential residences.

PS: In the photo is a part of that "small, very small" point that the Minister of Tourism was showing in the parliament. The entrepreneur, as soon as he received the permit, also started the announcements for the sale of villas and apartments.
