The closer to the sea, the more expensive it is for the pocket. The value of apartments in Durres is expected to increase by an average of 62% after the approval of new references for municipalities, announced to be made public in the spring of this year.

"We have seen that reference prices have always led to increases. The reference price is very abusive. Indeed, in an area there may be prices that are at the reference price, but a large part of the properties are below the reference price," claims real estate market expert Ervin Demirxhiu.

The proposal that the Ministry of Finance is considering, as Report TV exclusively learns, is for Durrës to be divided into 13 zones, where the reference price per square meter varies from one to the other, unlike what currently happens where the entire coastal city has only two references: 472 euros and 675 euros.

With the new references, a square meter in the most frequented area of ​​the Durrës coast, which is 'Zone 13' known as the beach neighborhood, is expected to cost 2,000 euros, an increase of 323% compared to the current reference of 472 euros/meter.

"It may be realistic for 5% of those properties that are on the front line and that are new constructions. The beach area has been built for thirty years," Demirxhiu claims.

While in areas near the city center, the reference price per square meter will be approximately 1000-1400 euros, up from the current 472 euros/meter. Meanwhile, the outskirts of Durrës will have prices approximately equal to today's references.

To determine the new references, the working group took into consideration the declared sales and purchases for 2022-2023 in this city, as well as the proximity to the central area of ​​the city, the proximity to strategic poles or the historical area of ​​the city, as well as the proximity to the coastal area.

The new references that have not currently been made public are expected to affect not only the municipalities along the coast but also other cities that have experienced a development boom in recent years.

The lack of property references for all municipalities in the country also caused the postponement of the real estate revaluation announced for 2024 until the summer of this year. The new references were approved in 2023 only for Tirana, which is divided into 32 zones where prices increased by up to 70% in different parts of the capital. / Shqiptarja.com
