Shocking evidence from inside the Durrës Marina project site raises the alarm about the safety of two of the first buildings built in this gigantic complex. According to a subcontractor engaged in concrete works, the first two buildings have suffered significant subsidence in the ground, reaching up to 74 centimeters of immersion.

The project, otherwise known as the Alabar complex, has been presented as a strategic investment of 3.2 billion euros in the Durres port area. However, recent evidence casts strong doubts over the quality of construction and the standards applied.

According to the subcontractor, the problem began in the early stages of construction, where the deep piles necessary for a sandy and unstable terrain near the sea were not placed.

"The terrain cannot support the building. It is swampy, sandy. Construction should have been done on piles, but in order to save costs, the wrong procedure was followed," he says.

After the problems appeared, serious damage was found in the building, including structural cracks and broken fixed elements, such as doors and windows. Currently, according to the testimony, lateral reinforcement interventions with piles are being carried out, a solution that experts consider insufficient if it was not applied from the beginning.

On the other hand, measurements carried out on the ground by Piranjat, using drone technology, confirm a significant difference in level between the buildings. The results show differences of 70 centimeters to 1 meter between the structures, thus matching the denunciation made by the source within the project.

This development comes at a time when the project has been under criticism for its slow progress and financial model. Although the construction of around 1,680 apartments was promised in the first phase, only three buildings have been completed so far, while real investments remain far from the initially declared figures.

According to financial data, for the years 2023–2024, about 41 million euros have been spent on works, while the company itself has invested only a small portion of the capital from its own funds, relying mainly on the sale of apartments in the project phase.

Crack masking

Following this reported case, another complaint has reached our editorial office, which makes even more serious accusations about the situation on the ground.

According to the citizen who contacted the editorial office, the problems are not limited to the sinking of buildings, but cracks have also appeared in the structure, which, according to him, are being covered through quick interventions to disguise themselves. He claims that instead of addressing the real problems, liquid concrete is being used to hide the damage created.

Further, the complaint states that during the works, excavations were carried out up to 180 meters deep, without finding a stable layer of soil, which raises serious questions about the long-term safety of the entire project.

According to the same source, foreign engineering studios, including Swiss and British companies, have also been engaged in the situation, which are suspected of having withdrawn without offering a concrete solution to the problem.

The whistleblower warns that, if these allegations prove true, the "Durrës Marina" project could face serious consequences in the future.

In this situation, it remains for the responsible institutions in Durrës, including the Municipality and the National Inspectorate for Territorial Protection (IKMT), to undertake immediate verifications on the ground and take the necessary measures to guarantee the security of the structures and transparency towards the public. / Piranjat News
