Sharif University of Technology was hit on Monday morning, causing gas outages in parts of Tehran.

BBC Persian reports that several parts of the university, including the technology center building and the school mosque, appear to have been damaged.

Images posted online this morning show thick smoke rising from areas of the Iranian capital.

The United States, Iran and a group of regional mediators are discussing the terms of a possible 45-day ceasefire that could lead to a final end to the war, Axios reported, citing four American, Israeli and regional sources familiar with the talks.

According to sources, mediators are discussing with the parties the terms of a two-phase agreement. The first phase would include a possible 45-day ceasefire, during which a final end to the war would be negotiated. The ceasefire could be extended if more time is needed for talks, one of the sources said.

The second phase would consist of an agreement to end the war. Sources say the chances of reaching a partial agreement in the next 48 hours are slim. However, this last-ditch effort is the only chance to avoid a dramatic escalation of the conflict.

Two sources said the operational plan for a massive Israeli-American bombing campaign against Iranian energy facilities is ready, but stressed that Trump's deadline extension was intended to offer a last chance to reach a deal.

Negotiations are reportedly taking place through Pakistani, Egyptian and Turkish mediators, as well as through text messages between Trump's envoy, Steve Witkoff, and Iranian Foreign Minister Abbas Araghchi.
