However, Bayern responded strongly in the second half, scoring four times and overturning the deficit with goals from Nicholas Jackson, Michael Oliseh, Jamal Musiala and Harry Kane.
Bayern continues to confirm its excellent form, breaking various records during this season in the Bundesliga.
The win comes at a crucial moment for the Bavarians, who are set to face PSG in the first leg of their Champions League semi-final on Tuesday in Paris. Meanwhile, Mainz remain in 10th place with 34 points.
In other matches, Bayer Leverkusen won 1-2 away at Cologne, thanks to two goals from Patrik Schick, moving up to fifth place and remaining in contention for a Champions League spot.
